The project addresses the new development of the historic Kopli 2 property near Balti Jaam (the Baltic Station) in Tallinn's Kalamaja district – an area characterized by low, dense construction in the early 20th century. The settlement's former structure consisted of articulated street facades and three buildings. Over time, the area thinned out and lost its urban density, remaining awaiting development by the early 2000s.

Today, Vana-Kalamaja street is densely built up, and the area is reviving. The new building joins the surrounding perimeter development and restores the historic quarter structure. The five-story building, as stipulated in the detailed plan, follows the historic street line of Kopli street and creates a seamless connection with neighboring quarters and the urban space.

Based on heritage conservation principles, the building volume is divided into three distinct parts – a corner house and two street houses – referencing the Lender- and Tallinn-type apartment buildings of the area. Each building part has its own staircase and entrance, which allows for the creation of more through-apartment layouts and expansive views towards the Old Town and the sea.

Architecturally, the distinctness of the volumes is emphasized: the sculptural corner house with its slanted wall opens up a view to St. Olaf's Church; the central, lower building creates a setback on the street front and highlights the articulation of the buildings; the terrace house with its cantilevered balconies seamlessly connects the new building with the facade line of the Kopli 2c hotel. The public space in front of the commercial premises supports street life and interaction with the urban environment.
