The project is located in the Uus Maailm (New World) district, which has diverse architecture, with Soviet-era 4-story gabled residential buildings as its immediate neighbors. The proposed L-shaped building volume clearly defines the courtyard area and enriches the streetscape. From the second floor upwards, the building is divided into two volumes, which improves natural lighting and makes the overall scale more suitable for the area's context.

Two compact, 15x25 meter building volumes are based on the scale characteristic of the Uus Maailm district. Both volumes have their own entrance and staircase, with access also provided from Virmalise street. The quality of life is supported by cantilevered balconies, terraces, and a diverse courtyard area: it includes a playground, a ball court, community garden zones, and recreational areas.
